# Lia's specialist modes explained

> General, Lenders, Income, Underwriter, Appraisal and Conditions: what each Ask Lia mode is for, how it's different from the rest, and a worked example for each one.

The row of buttons above the Ask Lia message box switches Lia into a specialist mode. Each mode changes her instructions and the suggested prompts on an empty chat, so that way you get sharper answers than one general assistant trying to cover every job at once. ## General

General is the default mode, and it's the one to reach for when your question touches leads, loans, contacts, tasks, calendar or mail rather than a specific document.

**Worked example.** Ask "Show me what leads are urgent in my pipeline that I should focus on today," and Lia searches your leads and comes back with the ones that need attention. Follow up with "Draft a unique email and SMS for each individual client," and she writes a separate message per lead, using the details of their file, loan type and amount. If your email's connected through Toolkits, **Send all emails** sends each draft straight out. ## Lenders

Lenders mode doesn't look at your CRM at all. It searches the guideline documents and profiles of the wholesale lenders your company has connected in the Marketplace, and every answer cites its source. It saves its answers to your lender question history rather than your CRM chat history, so a Lenders conversation won't turn up under **History** later. This same search also powers the **Scenarios** tile at the top of the sidebar.

**Worked example.** Let's say you're qualifying a client for a non-QM DSCR loan and you're not sure which of your connected lenders will take the deal. Ask Lenders mode "Which of my connected lenders offers a non-QM DSCR loan with no minimum credit score," and it answers from those lenders' own guideline documents, with the source named so you can check it yourself.

## Income

Income mode reads a pay stub, W2, 1099 or tax return you attach and works out qualifying income from it.

**Worked example.** Attach a pay stub and ask "Help me analyze this pay stub to determine qualifying monthly income." Let the file reach **Ready** before you send the message, it makes the analysis faster. Lia calculates the qualifying income, states which guideline she used, and gives you a conservative estimate while the rest of the file's documentation is still coming in.

## Underwriter

Underwriter mode reviews a loan file and its guideline documents together, including DU and LP findings and condition analysis.

**Worked example.** Attach the DU findings and the file's income and asset documents, then ask "Run a risk assessment on this file against the guidelines I've attached." Underwriter mode works through what you gave it and flags what a real underwriter would want to look at twice.

## Appraisal

Appraisal mode reviews an appraisal: comparable sales, adjustments, reconciliation and red flags.

**Worked example.** Attach the appraisal and ask "Check the comps on this appraisal and flag anything that looks off." Lia reads the comparable sales and adjustments in the document and calls out anything that doesn't line up before you send the file on.

## Conditions

Conditions mode tracks underwriting conditions as PTD, PTC and PTF, working from the same documents you'd hand an underwriter.

**Worked example.** Once a pay stub's been analyzed in Income mode, switch to Conditions and ask "What's still missing to clear this file?" Lia lists exactly what's outstanding, for example the most recent W2, a VOE or employment letter, and bonus documentation covering a two year history. Then she offers to draft a collection email addressed to the client, referencing the documents she just identified.

  Income, Underwriter, Appraisal and Conditions all work from documents. Attach the document first, then ask your question, that's when they work best.

## Deep Mode isn't a specialist mode

The last button on the row, **Deep Mode**, is a different way of working rather than a seventh specialty. Instead of a back and forth conversation, you hand Lia one big job and watch a progress panel while she works through it on her own.
