Mortgage Rates is a dashboard of national average mortgage rates. Use it for marketing context and borrower education — not for quoting a specific loan. It shows the current rate for nine loan products, a trend chart that lets you compare up to three of them, and alerts you can set for yourself when a product moves. Open it from Marketing, then Rates, under Tools in the sidebar.

Where the numbers come from

Every rate here is a national average pulled from the Federal Reserve Bank of St. Louis (FRED). FRED, in turn, sources Optimal Blue Mortgage Market Indices for the daily products, and Freddie Mac’s Primary Mortgage Market Survey (PMMS) for the two weekly ones. None of this is a quote for a specific borrower, and Leaf360 doesn’t generate or estimate any of it. Leaf360 pulls in new numbers on a schedule, not in real time. Loading the page doesn’t go ask FRED for the current rate — it just shows you whatever Leaf360 last collected.
Every rate carries an observation date, and the disclaimer at the bottom of the page spells it out plainly. Use that date as your freshness check — if a rate doesn’t have one next to it, don’t repeat it to a borrower.

The header

Next to the page title, you’ll see two things:
  • Latest observation, the most recent date across every product currently loaded. This is the quickest way to check how current the whole screen is.
  • Refresh, which pulls in the newest figures Leaf360 already has, instead of making you wait for the screen to update on its own every five minutes. It doesn’t go out to FRED for a new reading.

The rate cards

Each of the nine products gets its own card: the name, a one-line description of the index behind it, the current rate to three decimal places (shown as, for example, X.XXX% — a placeholder here, not a real number), when it was last updated, and a small change label. That label compares against the prior day for daily products and the prior week for the two weekly ones, in basis points, showing No prior data where there’s nothing to compare against yet. Clicking a card selects that product, and that’s what drives which lines show up on the trend chart below. A selected card gets outlined so you can see it’s active. If Leaf360 doesn’t have any rates yet, the grid shows a message saying so — not a blank page, and not a made-up number.

Rate Trend

A line chart comparing up to three products at once, over 7D, 30D, 90D, or 1Y. Selecting a card in the grid above adds it to the chart automatically. You can also add or remove products directly from the filter row under the chart title, up to three at a time. Weekly products draw as a stepped line rather than a smooth one, since a weekly PMMS value doesn’t change between Thursdays.

Rate Movement Alerts

A list of the nine products, each with a basis-point threshold and Save and Off controls.
  • Save writes an alert for that product at whatever threshold you typed, defaulting to 10 bps if you leave it blank. Alerts save as in-app, and once one’s active, the row shows Active at N bps instead of No active alert.
  • Off removes the alert. It’s grayed out until one actually exists for that product.
Both controls write to your own account only. Nobody else on your team sees, or is affected by, the alerts you set here.

The disclaimer

The bottom of the page carries a fixed disclaimer identifying this data as national averages from FRED, sourced from Optimal Blue and Freddie Mac PMMS, stamped with the same observation date shown at the top. It states plainly that these aren’t loan offers, that an individual borrower’s rate depends on credit score, loan-to-value, property type, occupancy, and loan amount among other factors, and that NMLS information belongs on any borrower-facing material built from this data.

Common problems

Leaf360 hasn’t run its scheduled update for your company yet, or that update hasn’t finished. Nothing on this screen falls back to a guess or a placeholder number — it waits for real data.
That product doesn’t have a prior observation to compare against yet, usually because it was only just added. The current rate is still real — only the comparison is missing.
History loads separately from the current rate, and it may still be loading. Give it a moment before assuming there’s no data.
Refresh shows you the newest figures Leaf360 already has — it doesn’t go out to FRED for a new reading. If the scheduled update hasn’t run yet, the numbers on screen are already as current as they can be until it does.
